MAG 5 Boulevard Handing Over

 

MAG Lifestyle Development (MAG LD), the development arm of MAG Group Holding, has announced the completion of Phase 1, MAG 5 Boulevard project in Dubai South, comprising six buildings that will provide the market with 528 units split between 72 studios, 324 one-bedroom, 120 two-bedroom and 12 three-bedroom units. A second and third phase of the project, due for completion next year, will provide an additional 924 units in seven buildings.


 

About MAG 5 Boulevard:

 

MAG 5 Boulevard is a newly integrated and affordable residential community located at Dubai World Central. The AED 700-million gated, residential community on completion will offer the benefits of a 24-hour walkable community that  will be spread over more than 800,000 square feet of land in a lush Dubai Greenbelt. The project will be situated in close proximity to schools, offices, and hospitals, offering convenience alongside elegantly designed landscaping and state-of-the-art amenities, including a swimming pool, jogging tracks, gardens, outdoor leisure spaces, children’s areas, a community centre, and a series of retail, dining, and leisure outlets on completion. Most of the development’s apartments will feature balconies and its expansive footprint will allow for ample parking spaces. MAG 5 Boulevard is located 7km from the EXPO2020 Dubai site and will be the first residential development to be completed within the vicinity. The RTA metro line being built for the Expo will be within reach of the community.

Please Note:

All properties financed through Islamic banks will need to be handed over in the presence of an authorised bank representative only; or upon submission of an original No Objection letter from the bank.

Multiple ownership includes spouse and a notarised letter will be required for handover if either party is not present.

All notarized letters of authority must be attested by Dubai Courts or, if you are living overseas, it must be notarised by the UAE embassy in the country of origin and by the Department of Foreign Affairs in UAE.


 

Need help with the hand over process?

We have provided various links and information to guide you through the hand over process and have identified a few steps to assist in making this process as easy as possible.

  1. Hand Over Notice to be issued once we have received the Building Completion Certificates
    • Buildings 7,8,9 with first notification on the 01st November 2018
    • Buildings 5,6,10  with first notification on the 01st December 2018
      • First Notifications have been sent to all clients
  2. Final statement of accounts will be sent with all fees and payments due, once this has been processed, final receipts will be issued.
  3. Visit the MAG LD cashier located in the MAG LD Sales Centre located on the 26th Floor, Emirates Financial Towers, DIFC from Sunday – Thursday 09:30 to 18:30 or Saturday, 12:30-18:30.
  4. Home Orientation and Snagging to take place in line with the first phase release and will be done in two parts, from Saturday to Thursday, from 09:30-18:00 Daily.
    • Buildings 7,8,9 from 01st November 2018to the 30th November 2018
    • Buildings 5,6,10  from the 01st December 2018 to the 31st December 2018
  5. We will send a notification to book your Home Orientation and Snagging, if you wish to proceed with booking this now, please do so by following the link, Book Your Snagging
    • All Snagging requests will be confirmed in writing, as per availability and in alignment to your buildings scheduling.
  6. You will be required to register your unit with DEWA, and provide a connection certificate with your DEWA number, we have attached the processes and the links below.
  7. Final De-snagging to take place and final snagging to be signed off
  8. Once all the above is confirmed and final payments confirmed in order we will process a Payment Clearance Certificate- PCC
    • Certificate will be issued only once all payments are cleared for the property.
    • Certificate will be handed over only to persons mentioned on Sale and Purchase Agreement or to their authorised representative (Power of Attorney holders).
  9. Unit will be handed over together with the following
    • House Keys
    • Key Chain
    • Access Cards
    • Parking Allocation
    • DLP Warranty
      • All properties have a Defect Liability Period (DLP) against material and workmanship defects for a period of one year following the completion of construction.

  10. Title Deed will be registered and you will be required to sign this for final submission to DLD, this will be couriered to you.
